Forbes magazine recently ranked the Twin Cities area as the #1 "Most Affordable Place to live well."  Many area residents already know the many benefits - stable economy, many environmental amenities including lakes and parks, diverse culture, healthy people, quality education system, and it is relatively safe here for an area this size.  And although the Twin Cities are not immune from issues that have hit the mortgage markets, we have far less volatility in home values.

Local housing inventory has seen a slight decline from the record-high levels of 2008.  Lender-mediated sales are a larger segment of the market, and they usually sell for reduced prices as "banks" are looking to unload homes they do not want to own.  Low interest rates have prompted some buyers to step forward and grab a property they see as a good deal, but this will not last forever.  As a result sales have increased, though the increase of lender-mediated sales has caused prices to decline.  In some areas these declines are significant.  It is more important than ever that a property be priced well and, for traditional Sellers, marketed properly.  It is advisable to speak with several Realtors to find out what level of commitment he or she will make to getting your house sold.  The days of putting up a for sale sign in the front yard and getting multiple offers are over for now.  Since our current market is in favor of those looking to buy real estate it is imperative that the asking price reflects the condition, location, and characteristics of the house, as well as the amount of competition.
